Conveyancing – buying, selling or transferring property

Yes we are now doing electronic settlements

We are fully registered with PEXA and are in a position to complete settlements entirely on line via the new electronic portal.  If your contract stipulates an electronic settlement is required in the terms and conditions, call us to discuss what needs to happen as not all practitioners are able to facilitate electronic conveyancing.

Need a S32 Vendor statement in a hurry?

We only need 1 business day for private sales that are not affected by an owners corporation and you can do it all online here:

Conveyancing & Property Law

We understand that buying or selling residential, commercial or industrial property is a big decision and a significant matter for most people. We advise on and settle property transactions anywhere in Victoria.

Call us before you sign

Let us look over your contract, we are able to explain any terms you are unsure of or we can draft terms to ensure you are protected legally, do this before you sign- it’s all part of the service. Just email a copy of the vendors statement and contract along with any specific queries or requirements you have to info@zenlaw.com.au.

Our fees are fair and reasonable

We pride ourselves on being fair and reasonable with our fees while providing you with a superior service overseen by fully qualified & experienced lawyers, not conveyancers.  Things can and do go wrong in the conveyancing process and using lawyers ensures you have the best possible representation and protection. We also understand that containing your costs are vital, that is why our fees are fixed and inclusive of disbursements, unlike others that only guarantee that their professional costs are fixed.*:

Sale of property $895*

Purchase of property $995*

*Conditions: For sale or purchase, if the property is affected by an actively managed owners corporation add $165.00, if the property is to be sold at auction add $330 for additional searches and contracts. This fee is subject to settlement occurring on the first attempt without default.  Some rural properties will also incur an additional fee for water searches if the authority charges more than $30 for a certificate.  Electronic conveyancing will have the PEXA fees added to the costs, please call us for the current fee schedule that apply to PEXA charges.

Legal experience is important

All of our conveyancing is overseen by an experienced solicitor with assistants who have years of legal and financial experience. Whilst conveyancers are now able to provide “legal” advise in certain limited situations in the conveyancing process, it is worth noting that there are no educational requirements to become a conveyancer, nor is there any obligation on conveyancers to keep up to date with current legislation or legal precedents and industry best practice.  The situation remains that relying on the legal advise of a conveyancer is risky and using a fully qualified & insured lawyers will always represent better value for money.
